Frame is good. I would work a touch on that date close text. The housemate part feels like your handling an objection that she hasn't made, and also the image of that kills the sex vibe a bit. I always work the phrase "no expectations" into a date close. I would respond "So I suppose dinner is off the table? ;)"

she'll laugh or respond in the affirmative to that, then i would say "I want to meet you in public first to ensure that you're not secretly a 300 pound Albanian man. If the vibe feels right, we can have a drink. If not, a laugh and hug. No expectations"
