that line is fine here yes but the girl is clearly not very invested so even if she agrees to go out, there is a high chance she will flake. i'd banter back in forth more, get her investment up and then try to invite her out again

Frame is good. I would work a touch on that date close text. The housemate part feels like your handling an objection that she hasn't made, and also the image of that kills the sex vibe a bit. I always work the phrase "no expectations" into a date close. I would respond "So I suppose dinner is off the table? ;)"
